Brightside Estates Condos, a security gated condo development near LSU and Brightside Ln, began selling new in 2005 to 2007 from $110/sq ft to $133/sq ft. Since 1/2016, 26 sales sold with a median $102/sq ft.
Currently, there are 2 active listings from $102 to $106 sq ft for 2 1550sf floor plans. In February 2018, this development appeared to be well maintained.
It used to be LSU parents could buy a townhome or condo and sell it 4-5 years later, after graduation, for a great profit!
I believe more modern high-tech styles of 1000’s of new apartments to have hurt condo and townhome values around LSU. Another reason is the form of leasing. If I’m not mistaken, an LSU student in a modern 2 to 4 bedroom shared apartment is only liable for their share of space they occupy and if their roommates fail to pay rent, they’re not liable.
